    Status is not a listing. A unit marked Available or Coming Soon here still has to be applied for through the Available Rentals page — that's where rent, deposit, and the live application link live. This page is a record of what we manage, not an offer.

    What we take on

    A narrow box, on purpose

    Single-family homes and duplexes. Built after 1950. No conversions — we don't take on a big old house that somebody carved into four units, because the wiring, the plumbing stacks, and the sound between floors are never as good as they look on a walkthrough.

    Staying inside that box is why maintenance stays manageable at thirteen homes, and why it'll still be manageable at twenty.
