Most rental websites won't tell you who owns the building. This one will. Wade Bartels owns every house on this site. Ana Perin runs the day-to-day. Nobody else is in the middle.
The operation
Proactive Property Management is a self-managed portfolio, which is a plain way of saying the owner does the managing. There's no property management company collecting a percentage, no regional supervisor, and no service desk in another time zone reading from a script.
Wade Bartels owns the properties and makes the calls on repairs, capital work, and what we buy next. Thirteen units today, headed for twenty. We're not trying to get to two hundred. The size is the point — it's what makes it possible to know which house has the temperamental water heater without looking it up.
Single-family homes and duplexes, built after 1950, inside Lincoln. We don't buy conversions — the century-old house sliced into four apartments always costs more in plumbing and wiring than the purchase price suggests, and residents are the ones who live with that.
We also don't manage property for other owners. This site markets our own units to renters. If you're an owner looking for a management company, we're not taking third-party clients, and we'd rather say so here than waste your afternoon.
The brokerage
Proactive Property Management operates under Simplicity Real Estate. Ryan Pierce is the qualifying broker.

Our approval criteria are written down and published on the Tenant Resources page. Completed applications are reviewed in the order they arrive, against those criteria, every time.
Nebraska requires a security deposit to be returned within 14 days of move-out, less any documented deductions. We hold to that, and we itemize.
