What this is

A small portfolio, managed in-house

Wade owns the houses. Ana runs the day-to-day. That is the entire org chart, and it is the reason things get answered.

Houses, not complexes

Single-family homes and duplexes only, every one of them built after 1950. No big old houses chopped into four units, no shared meters, no apartment on the other side of a hundred-year-old floor joist.

Owner-operated

The person who approves a repair is the person who pays for it. There is no management company sitting between the request and the decision, and nobody is earning a commission on your work order.

Maintenance is the product

Rent buys a house that works. Furnace, plumbing, roof, appliances — you report it through the portal, we schedule it, and we tell you when someone is coming.

What we're not

We don't manage property for other owners, and we're not taking third-party clients. Every unit on this site is one we own outright. If you're a landlord looking for a management company, we're not it — and we'll tell you that straight instead of taking a meeting.

What's open right now

Our openings are posted on TurboTenant, and that is the only list. If a unit isn't posted there, it isn't available — no waiting list, no off-market deals, no exceptions. The listing page carries rent, deposit, square footage, and the date it's ready.

How to apply

Four steps, no mystery

  1. Find the unit

    Every active listing lives on the Available Rentals page. Photos, rent, deposit, and the date it's ready are all in the listing itself.

  2. Tour it

    Request a showing through the listing. You'll walk the actual unit you'd be renting, not a model or a similar floor plan down the block.

  3. Apply through TurboTenant

    Applications, identification, and income documents go through TurboTenant's secure portal. Every completed application is reviewed against the same written criteria, in the order received — those criteria are posted in full on the Tenant Resources page.

  4. Sign and get keys

    Approved applicants sign electronically. The security deposit and first month's rent are due before move-in. Nebraska caps a security deposit at one month's rent, and we don't charge more than the cap.
